If you build an ADU  and you want to rent it, the guide mentions that you can only do it if it’s a single family dwelling .

Flying in monthly helps, but having a local contact (realtor, manager, or trusted partner) is key for regular updates.Use tools like progress photos, video calls, or project management apps to stay connected, and schedule visits at critical stages of the project.

I actually made a YouTube video answering this question in greater depth, but I'll summarize here. 

My advice to them is you really need to know construction and walk properties (not just look at videos and photos), know the area, have an unbiased local investor do a walk through (if you can't fly there in person), and how to read inspection reports and get a sewer line scope. 

It seems often that people will dwell on books, articles, podcasts and other sources and really just need a bit of personal motivation by peers to get out there and take that risk to start gaining those Street Smarts.
