The only drawbacks I've found is that occasionally it takes some work to figure out who the listing agent is, most of them do not offer to give out the codes, and a few of them are difficult to get a hold of on the phone.

I sell for $5,000 over (hopefully more if market rebounds) I walk away with quite a bit a change.Potential drawbacks I see are that these buildings are in an area that is not the greatest and the tenants would probably not be the best.

From my perspective i'm already doing all the comps in the area etc got my super awesome inspector to check the property and a very good lawyer who helps as well.Market is getting a bit warmer and im just trying to figure out if i can sweeten the deal for the selling side. and if i can what are the drawbacks if any

The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans....but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

Every place has benefits and drawbacks, but I suppose my heart is in Colorado.

Drawbacks other than the cost?

The drawback with having a license is you HAVE to disclose to ALL buyers and sellers.

The major drawback to this is it stays very humid during the summers down there, also due to it being a basement unit.
