I looked into getting a RE license, but this means hanging my license with a broker, and kind of defeats my purpose of RE license and trying to avoid paying additional closing costs.

Yes - on the note above - but when you have to overpay for a home in Austin to use as an investment - it basically defeats the purpose.  

It would defeat the purpose searching so hard for great deals.

I tend to be a little gullible and trying to defeat that.  

@Jonah WilsonIf the lien was placed by contractors that were never actually contracted to do the work, the property owner shouldn't have much trouble defeating that lien through a quiet title action.

I know others do it under their name initially and then quitclaim deed it but my real estate class instructor pointed out that it would be easily pierced in that scenario which then defeats the whole purpose of doing it in the first place.

If I have to personally guarantee the loan for my LLC anyway, doesn't that defeat the purpose of keeping me and the LLC separate?

Because push comes to shove if the named insured does not match what is on title, it is very easy for them to send out the denial and cause you to spend thousands litigating the claim or just take care of the claim on your own, which defeats the purpose of purchasing the policy in the first place.  

She is the whole reason I'm doing all this in the first place, and if it makes her unhappy then it defeats the point for me.
