Mitchel  I tell you something my daughter is going to study in Italy and England for two semesters FIU program. 

I am currently in Las Vegas for my daughters' 21st birthday and would be open to meet up for Coffee. 

I don't have piles of cash to fund my ventures yet, maybe one day.My goals in real estate are, initially, to provide some financial stabilization in the current moment, and ultimately to be able to have assets and security to pass on to my daughter. 

Also, this same Airbnb guest attempted to put up a party tent in our tiny urban backyard/garden to host a graduation party for her daughter.

If you had bought Tesla stock in Jan 2023 and sold it today your $150K would have doubled, so the gain would have been triple your appreciation of the $500K property in Austin.The appreciation goal is a much shorter-term goal than my cash flow goal, where tenants buy me houses, create long-term passive income, and develop a portfolio I can turn over to my daughter when the time comes.It's all in the goals you have.

Looking at a property semi detached both units under one ownership in Hamilton Ontario, arguably one of the best neighbourhood, both units are currently rented out for $2500 a piece and they each pay own utilities. this would be a long term investment.. my daughter goes to school in this district and this is the neighbourhood we want to be in at 850k and one unit rented for $2500 it would cost me approx $3300 a month.. is this worth it for a house hack in the area you want to be in ??

In your case it's a non-starter with father and daughter.  

(My daughter thinks this only applies to Eviction notices, and that I should not worry).
