As others have suggested, keep researching, reading, and even meet up with someone you know (friend or family member) that invests to see if they will let you shadow them through a deal or two.

A lot of times even if you can get the smell out it will leave permanent dark spots so you'll need to use a dark stain instead of natural wood.

These are also great, but are generally going to be on the other end of the affordability spectrum from the above, and the rents/incomes reflect that.Regardless even if the restaurant goes dark, there are a couple good things to owning a restaurant building.1) single tenant free standing building are the top of what retail tenants are looking for.

So, these smart-*** investors gave me a good "kick in the butt" - and I started investing my time on weekends, in the evenings, when there were no outside orders.By December 2019, the house was 80% complete, we moved in in May 2020, and I kept improving it until February 2021, when the kids got the second floor as their bedrooms and the basement as a gym for their workouts.The "dark side" of this process of living is here.
