A law firm's physical location is less critical to me, so I would be interested in a San Diego-based attorney reference.

I look for markets with a COC that fills my appetite and that has a critical number of vendors that can service me (eg: property managers and cleaners).

We also do same day turnovers, so it's critical for us to have cleaners that can come on our checkout day.In the cases where we don't have a same day turnover, and our cleaner is running behind, they wll come the following day. 

Recommend you keep your job till you hit critical mass.  

Front Yard First: Since curb appeal is critical for renters, focusing on sod in the front makes sense.

However as long as one understands where the focus needs to be that is critical to the care and feeding of investors.
