I believe I can take the $500,000 and leverage it into 2-4 cash flow neutral- -positive STR units which would cover the net uptick in debt coverage.

I wasn't too happy with the agent as well, kept pushing for personal insurance coverage through State farm.

You should also ask about warranty coverage, lease-up periods, and what kind of rental demand exists in the area.

If so, do you have any advice on this particular situation with regards to insurance coverage?

There is no debt service coverage when a property is vacant/distressed and in need of rehab to produce a rental income situation.

However, the homeowner insurance coverage can bit steep at times due to the natural disasters down in FL.
