Upgrades will include new solid surface countertop, cabinets, upgraded laminate flooring, trim, and carpet in the bedrooms.  

In the side im renting out I've put in new lvp flooring, painted everything it looks great but I'm trying to decide if I should put all new cabinets and counter tops. 

I agree,  those are the three most useful tools anyone will ever need.Yes,  a corded circular saw is a must, these battery-powered circular saws can't do countertops or 3/4 plywood for long.

Look up the costs of materials for various things (Flooring, cabinets, granite, shower tile, vanities, fixtures, fans, windows, doors, baseboards, etc) and then look up the local flooring installers, cabinet installers, countertop fabricators, shower tilers, window installers, etc. and ask them how much they charge for labor on certain things.

@Allana Alex I freaked out when I moved into my own vacant and saw roaches parading on my counter top after 10 pm. during the first week. 

It's a pretty light job, needs new flooring, interior and exterior paint, resurfacing the kitchen cabinets, counter tops, landscaping and a few other minor things, doors, trim, broken toilet, ect. 

When you factor in permits, reno, time on market...3 months goes by really fast.You have $5k for cabinets, what about countertops?

If you do new countertops and paint the cabinets is it comparable or still not as good.
