As far as not making the owner skeptical and protecting yourself, being honest and compassionate as well as direct will go a long way!

We all need help on occasion, it’s ok to be compassionate.

There's always going to be an excuse and there's nothing wrong with being compassionate. 

You can be compassionate and respectful while also following the lease agreement.

People here are open-hearted and compassionate.

You are a compassionate person with a big heart and anyone that takes advantage and abuses that is probably down on their luck for a very good reason.

I just try to be compassionate and hopefully can assist making that transition more controllable versus an abrupt eviction.Regarding the estimates, I leave that mostly to the buyer, as they are the ones that will have the vision and budget to determine if my Rehab costs are accurate or not.

It is challenging but possible, you have to be a sophisticated Landlord to be successful, kind but 100 percent professional, you have to have deep understanding of boundary and still be compassionate.

I took a risk and was compassionate with them when their finances got screwed up. 

I hung out at the house till his kids got there and was just overly compassionate and polite.
