A lot of out of state investors see super cheap houses on Zillow and don't look at why they are so cheap.

I can’t imagine the returns you would have to generate. 22% federal tax, plus 8% state tax, plus 10% penalty.

They go into the sad state of the economy and particularly real estate valuations (properties depreciate, not appreciate like we're used to) which is what drives a lot of Japanese investors to the states.
