Also, I lost money in the 2008 drop so am realizing I’m affected by that time and have less faith in the market these days.

However, many states, including Texas, have a law known as the "statute of frauds" which requires that some contracts must be written to be valid.So my understanding is for a real estate transaction to be valid it must be in writing even with a rental agreement so anything verbal is NOT binding and is just out of good faith.

I really encourage you to have faith in your abilities and if you find areas you'd like to improve in then pursue guidance but I'm excited for your first deal, don't let yourself keep you from making the future you want!

VA IRRRL will have the lowest rate on a VA loan simply because they are the cheapest to originate... no appraisal, no income calc, etc, these are as close to no doc loans as you can get in 2018, and it's still a VA loan backed by the full faith and credit of the US Gov't, meaning close zero risk for the lender.
