Talk to your neighbors, get them on board for your project as the first step. 

I just bought all the drywall, cement board, and a 3/4 full thing of red guard water proofing that I need for my entire bathroom remodel for no joke $110, that would have cost me $400+ at the store but someone else who already finished their bathroom just had a ton left over.

I'd read up on the city's overall process and decided whether you're on board for their side of things. 

For instance, unless specifically called for in the Articles or Organization, LLCs are not required to have Boards of Directors, Officers, annual meetings, bylaws, resolutions etc.

I do not invest in things that have HOAs or other controlling boards.

I would venture to guess that Kiyosaki has made much more money from books, board games, and licensing his "Rich Dad" brand than he ever did in real estate.

Most every lender on this board can do both conventional, non-qm AND DSCR. 

If you get a boarded-up trap house, you may not be able to sell it or rent it.
