I think most of the independent, smaller landlords operating in C/C- areas are probably a bit more willing to work with tenants having temporary problems to avoid evictions and skips and as a result may have lower eviction rates.

Unfortunately if you just look at the data in their web interface, the CC processing or related fee is not reflected. 

PB&Js and driving beaters for me, but some like to remove the band-aid more slowly.Learn while you knock out the cc's.

My partner and I both own A and B class properties, and did not realize how much harder it is to manage the chaos of C/C- tenants.

In a lot of ways, C, C+, B, etc are in the eye of the beholder, so look for a place you (and potential compatible tenants/roommates) will be comfortable moving around in every day and forget what grade someone else might give it.Once you have the basic requirements decided, I'd go on a real estate sales site (Zillow is my personal favorite, but also Redfin, Realtor.com etc) and just start looking around at listings in your price range to find affordable neighborhoods to target and start driving around, then drive drive drive.
