I think there's little doubt expenses being 50% of rent is about the best case in a property like this.

If that were the case in your area (and I'm betting it's close), this property would have a retail value of about $120,000, less a little for the current depressed housing market.

I'm often floored by how amazing BRRR is as a strategy - and yours is a case in point.

I have been trying to find out what, if any, length of stay would create a resident situation as that case in California, but I haven't been able to find the info I am seeking.

I'm not saying this is the case in Iowa, just pointing out that the 'hunt for yield' as they say has been going on for some time with ultra-low interest rates on deposits.
