The first house we bought doesn't have laundry facilities, which is a drawback for some but I still haven't had an issue renting out any of those apartments.

None of the interested parties have received or filled out an application (though, we have one application at the moment, from a friend's employee, but there may be an issue renting to her as she owns a pitbull and my insurance company may not cover the house with a pitbull on site).I'm interested to hear your thoughts.Thanks!

Home Depot has a very cheap cardboard laminate that can be had for about 75 cents per square foot, and if you laid it yourself you can 500 square feet down for about 500 bucks.

While I don't disagree entirely, curious to hear your thoughts:Generally whether a PPM is required or not depends on 1) which exemption is being used 2) type of issuer 3) number of investors 4) level of sophistication of investors 5) amount of money being raised & 6) complexity and terms of the offering.No PPM is "required" for offerings of <$5MI am not a lawyer so would be happy to have one chime in :)Regarding the Cost Seg, I have worked with and seen many studies on behalf of clients in addition to the cost benefit of such studies.
