Deciding whether to sell or keep renting really depends on your long-term goals.

If that's the case, you'll want to start with a fix and flip (or hold) type of loan, complete your renovations, get it rented out and THEN refinance into a DSCR loan for a long term hold. 

There are also a large number of accountants we work with who say that as long as it is done at arms length as a business like transaction then they are fine with it. 

So if you are looking to hold long term, you must take that into consideration.

Are you doubling down on short-term rentals in tourist-heavy areas, pivoting to long-term rentals in growing suburban markets, diving into value-add multifamily properties, or exploring something completely different?

I've self managed property for a long time and I belive that no manager does as good a job of managing as I do. 

Also, no counties in Texas prohibit long term rentals.

As long as you're willing to make sure you have good, quality properties, Section 8 can be a good way to go!
