@Michael Baum how many Short-term rentals do you manage this way where you are on call all the time?

I've called agents before to ask why a property sold so much higher than the other comps and literally been told "we just found the right buyer".   

Ended up calling the Jersey City Division of Housing Preservation and in essence the entire home has to be in good order even if certain parts aren't accessible to guests.

Owner goes behind our back and contacts a competitor - but they call us as we're on good terms with them.

Can I call the city directly to file a complaint?

I think in any market the best way to buy right is to find an area you like and canvas that area with letters, calls and door knocks, getting out and talking to people.

Look them up online, call and interview several of them.

Another service we provide is called an "Either/Or" - EITHER the property is Lead-Free (no positive lead-paint components) OR there are positive lead-paint components identified but still safe/habitable lead levels to reside within said unit. 

If you have four 2-bed/1-bath units with the same appliances, split it four ways and call it a day.
