Here is what I do when I form a new LLC and need an operating agreement:Draft some bullet points that are points of agreement, and points that need further discussion between the two partners.  

I've looked at that property before and given the surrounding neighborhood I would try to find a good bullet proof vest for your PM if you decide to buy it. 

Spend time analyzing deals until one fit your criteria (sorry, there's no easy bullet.

I may have to bite the bullet and pay for an inspection and hope its not to bad that i have to back out of the deal, putting me out of the money from the inspection.

The vinyl ones seem pretty bullet proof outside of costing considerably more.

That said, from what I can see Tampa Bay as a whole dodged a huge bullet.  

I personally used Bullet Roof for my residence and have a lot of clients that have used Rosie's Roofing.

Especially in a market like mine, we've been in majority of the listings and the sold comps, or if not, we've likely talked with an agent/buyer/inspector/etc who has and has given us the bullet points.
