I am picking up pace and would like to offer financing for my buyers, this would help me sell the homes quicker as well as broaden my list of potential buyers.  

Maybe online has broadened some things but for a 12 year old kid to say that they will do all their schooling online and at home...come on.

So, the lesson I learned is to keep looking and to broaden my search as it truly is a numbers game. 

I understand your desire for your family to be close but your idea becomes much more feasible with a broadened area of search.

@Miho Hatanakaundefined I am really late to reply, but though I agree with all comments offered before based on individual perspectives and opinions, I want to add my voice to the discussion just to broaden the dimension.

I am in the process of potentially investing in debt (i.e: promissory notes, overages, judgments, etc.) to broaden my portfolio.

It may even take you broadening your horizons into different markets whether it be in your own state or out of state.

So I broadened my search up.

My advice is to broaden your research, avoid sketchy neighborhood at all cost and find a trustworthy agent that can help you find the dream home.

Maybe broaden your source of leads which can bring more leads.I don't know your experience but when searching out of town management could be an issue with smaller duplexes and 4plexes.
