Sure, if you are a house flipper you have a buy box, but formulas and calculators are the one thing holding back new investors right now because they spend all of their time plugging in numbers from the internet into a program on the internet instead of getting reps in the field and learning what the different basements smell like between 200k and 300k.

If not, stop what you are doing and don't analyze until you look at 10-20 homes in your area just to get a feel for smell, repairs, foundations, etc.Too many new investors are talking about how many deals they are analyzing when they have never even seen a property.

I think home inspectors are professional deal killers,,they do this to help there ego stay on top, non are certified electricians, and or Hvac, most sit at home,, and are proud that they kill deals,, its time to say go pound sand to these impotent inspector,s ..most dont have a glue what they are talking about,,and if they cant find anything.they will to check on something that is unreasonible..I threw one of them out of my house..rudely got nasty,,and i asked to him to leave..they smell like cabbage and have short fingers...

I had to deal with a lot more issues than I've ever had in non-S8 rentals like extensive property damage and also bed bugs, roaches, drain lines completely clogged up by grease (I learned what sewer worms are, look it up), spray paint art on walls and food on ceilings, noise complaints, police at the property, removing dead bodies, etc.  4.
