I am new to Bigger Pockets. 

Good with Their CrewOn bigger jobs, a contractor is basically the team captain.

Much bigger buyer pool and particularily is in a single family neighborhood with mostly owner occupants, appeals to owners. 

Detroit is very much a block-by-block city, so having local knowledge is absolutely critical.

As my wife is a realtor, we’ve helped several people from Bigger Pockets find their second home/STR.

We actually just had several go in on Livingston ave on the west side where I'd not normally think would be desirable, but they look great and really brought the block up.So I'm a huge fan personally from seeing them go up in my own area.  

However, the road block I face is getting to a point where I think it’s an “ok” deal (meaning it’s not fulfilling the 1% rule, but more like 0.75% and little to no immediate renovation cost/typically a new build townhome) and then I start to question whether I could find a BETTER deal if I just keep looking.
