I am also not a big fan of IRAs owning LLCs either as a single member or partnering with the IRA owner, which is allowed as long as certain rules are followed.

Having appraised all kinds of notes I can say you can't ascertain a value until after it is funded, closed and any security interest is perfected. :) Agreed, sounds like a newbie broker without a license probably. :)
