The other thing I've noticed is that some listings say not to attempt to view the land without an agent/appointment.

We have an appointment with our accountant, but want to try and have a game plan before we meet with them.  

I also recommend setting an appointment for a detailed inspection within your first week of ownership.

@Robert Medina Online presence is something I'd look into before setting up those appointments to interview, to save time and effort knowing that you are talking to someone who at least has a level of expertise.I tend to look at these things to start: What impression do they give you online (professional or not/resourceful or not)? 

I worked with him and his team for years; they always deliver the best inspection reports right away at the appointment, with no waiting time! 

In my area the zoning board is the final approver, they are appointed to their position and have authority to make the decisions and to be a bit more impartial than an elected official.

I think having a CPA local means you could potentially pop in and ask questions, but even then most would ask for an appointment to be scheduled prior to and they might not have openings for a couple weeks.
