That's a whole different animal that I suggest talking to experts on as that is above my pay grade.My suggestion as an investor who uses personal funds and my SDIRA funds is to keep everything separate and accounted for

Oh, and for some for not-so-good news this property happens to have bed bugs and a putrid smell from animals & rotting food in the fridge.

If you'd like to see what we used, msg me your email and I'll send it along.Some things to consider are not paying until moved out and all keys returned, stating that the property must not be damaged or otherwise change overall condition between signing and vacancy, property must be "broom clean", all possessions left behind are forfeit and will not be held, all tenants regardless of whether they are on the lease must vacate including pets and animals. 

I am also a bit of an animal lover and my husband and I have two rescue cats and two pugs all of who are very spoiled.

But those are a different animal in that if a buyer backs out (even surrenders their deposit) they still have the "marketing engine" running so it's easier to get another person to (in essence) pick up that contract.

I think I'd call animal control and let them sort it out.

Our application asks whether they smoke and if they have any animals (do not use the word pets). 

Find a new lender, there is no "seasoning" requirement to count rental income assuming a traditional/vanilla tenant is in place on a standard lease (AirBnB and similar is a different animal).

Hopefully this is a sound plan- time will tell, I suppose.The only concern I have at this point is service animals.
