The city is considering increasing the number of unrelated adults who are allowed to live together.

If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon. 

Let the master be for the adults/parents.

I think they are doing this so they are not in lease violation by having another adult staying there.

Require a driver's license from an adult.

Draining an entire pool in to a kitchen sink sounds like something my 8 year old would think of- an adult who owns their own contracting business? 

@Don Konipol we solved it by learning from the Intentional Living Community (the OG's of independent adults living together). 

My thoughts are if looking to rent on a bedroom basis, it is most likely going to be to single adults, whom I would like opt to live as close to downtown St.

Also, make sure that you pick a contractor that is licensed, insured and an adult about running his business, meaning he shows up on time, works professionally and keeps the site clean, as well as communicates well with you. 

While it provided little value, it did provide a good amount of entertainment for us.
