A lot of student rentals even here in an extremely tight market are offering concessions like free month (or $250 off), free wi-fi, free tv or whatever at this late stage in the season.Advertise in the school common area, near mailboxes or whatever in addition to the standard ways.This certainly doesn't happen to everyone so I hope it hasn't discouraged you from investing @Jem Jacala!

@Armando Payano, This is one of the problems that I see with BP participants and the Flipper or Flop type shows on TV.

Big sports and movie/tv fan. 

Don’t get me wrong – I like sports, but watching TV or attending games all weekend won’t make you a successful real estate investor.

I have studied brokerage behind two top brokers in the industry since entering and am currently partnered with one.Before brokerage, I worked for two unique gentlemen in Los Angeles who own bars, restaurants, hotels, movie/tv production groups and promoting groups.

You are allowed to find a house and offer it up for sale on Craigslist, signs flyers, tv ads, internet sites etc.

It does take a fair amount of work to pull something amazing off (because real estate is 99% boring paperwork and 1% action... so it's hard to capture the action on video/audio unless it's "fake" like TV shows.)

But there is a nice large community kitchen in the hallway with a 70" TV and couches set up for entertaining guests.  

I want to see the world, not just what's on TV.
