Other reasons for denial involve other risk factors, such as, 1. rental history and prior landlord verification 2. credit score3. employment history and verification4. income v. rent ratioetc. 

I would also let them to to minimize costs incurred can we work together if I get someone who wants to look at the unit we get them access.

In this day n age a buyer either has there pre-qual letter, a verification of funds, or nothing.

The underwriter is the one that actually does the verification so I don't think a lender can say definitively until the underwriter has done their thing.

I can take as long as I need to to fix the issue, especially if it breaks after being fixed.

We tried to get info on the lender to ask directly but they wouldn't give it to us.I would have thought this would be a relatively quick process to do a credit check, check debt to income, employer verification, etc.current loan's interest rate is very low so they definitely haven't refinanced anytime recently.Additionally, having never assumed a loan before, anything I should keep an eye out for that might cause a hiccup?
