Multiple offers situations are the rare exception, not the norm.

It's hard to say offer amount without knowing the rehab part since that could blow this out the water.  

I was to start assembling a team together and am looking for any recommendations of contractors that will offer a little bit more hand-holding, as I am still fairly new to this process. 

I know we wouldn't include a clause like that if we did offer brokerage services because our Property management agreement has a 30-day notice to terminate at any time for any reason no penalty. 

Look for your states offer to purchase contract online or contact a realtor to get a blank copy. review the agreement to be sure assignment is not expressly excluded. if there is nothing excluding assignment from the contract then writing the words "/And or Assigns" after the name or company's name on the buyer's line should be sufficient.Good luck!

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

The markets offer low to medium gross yields that max out around 7% if you buy in todays market.

Rentals generate passive income, so an S-Corp offers no added tax benefit.

They sound very knowledgeable and I am interested in jumping into the customized course they offer. 

You can offer to buy the upstairs residents an area rug, but I wouldn't force it on them.
