Having a main water source available is pretty important and not having it could affect your reviews.

A simple source document review correlating the company's bank records of money in, investor principal owed out and total out for real estate currently owned would likely reveal a lot.

Sources of investment propertys and yhield based upon a buy and hold strategy,I hope you can help me.Wow,Its been a while since I have been back home haha2+ years now lolIts too expensive IMO and many folks are buying high and hoping to sell higher.Hoping a property will go up in value is not a strategy.

I'm hoping I could get some advice from this community on how to source off-market deals, as well as a pulse check on what I've been doing so far.

@Paola AstridRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I think the ease of use on the other OTA´s has skewed how people view Booking, but it is a really valuable revenue source IMO if you are willing to put in a little more work and deal with the occasional headache. 

Simple:JV if its one other partner,  a fund is if you have multiple funding sources.

I do not believe theres a crash coming here , who is your source?

but if you have a view on active vs. passive income.my goal is to have income from multiple sources, ideally part time work that i enjoy is a component. 

So cash flow is my least preferred of the RE return sources.
