Especially considering the potential for abuse? 

I can't imagine being allowed a stepped-up basis when living because people would abuse it through straw man transfers left and right.

My advice is not to attend and send them the ugliest large-sized oil painting you can find at a starving artists sale, preferably with obvious overtones of sexuality, religion, or dementia.

I'm also in contact with the builder.I looked at this new construction of which they are small box's built as cheap as humanly possible on lots that are basically given away.5 years from now when they are used and abused rentals they will revert to the mean price point.. be worth 35 to 50k.. so who ever is buying these will lose 50% or so of the value.. no way they will maintain those values in those neighborhoods. 

However, don't abuse that because if you start throwing out left right and center and piss them off, they're going to tell you to stop and not work with you again.

They pay for their own tenant screening and that is going to tell us credit, criminal and sexual harassment. 

Here's an example:If I partner with a contractor and he gets hit by a bus, I have to hire another contractor *AND* I still have to give that first contractor a piece of the profits. 

I personally do not like electronic payment system as they can be open to abuse by tenants.

Until they’re issued, they don’t exist.Like if they were going to fine you for abusing trash rules or something but you sold the house before they did, would the new owner have to pay?
