I've only seen front door cam footage and this dog does not look like a service dog (perhaps emotional support)- as I used to work with dogs and service dogs are highly trained and responsive.

If you are marketing your property as kid or dog friendly, buy things that coincide with that like high chair, kids plates, cups, silverware, kid games, and maybe some kid proofing like outlet covers.

The main issues are: 1. gross revenue has been less than half the projections the PM initially provided and what is on AirDNA, and 2. gross revenue has dropped 30% from last year to this year despite me investing over $125K in improvements (new pool, new fire pit, new landscaping, new dog yard). 

Cue the dramatic music and a small single woman racing through the night with her dogs and cats, in pouring rain and unbelievable wind.

I would then treat with enzyme (google enzyme for pet urine) usually available at local janitorial supplies.

For example:- "1 time $129 non-refundable set up fee paid at lease signing"- "non-refundable pet fee of $200-500 per animal applies to all pets & must be paid prior to or when you pay your first month rent"- "$30/month required resident benefit package" Just my two cents.

As to service animals, they are NOT pets.

We charge one month rent and one month security deposit before move in (make sure payments have cleared before turning over keys)  One month security is max allowable by Delaware Landlord Tenant code.If they have a pet you can charge a pet deposit (again, by state code, DE you can charge up to 1 month rent)If separately metered utilities, make sure they've transferred them into their name by providing account numbers and also a copy of their renter insurance before move in.Good luck!

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Probably they make it up in upcharges on maintenance repairs, or they will keep all your application fees, processing fees, tenant charges,pet fees and charges or make ready or something somewhere.
