Yes they could refuse and in spite not pay rent until the eviction moratorium has been lifted.I am currently in the process of issuing a 30 day notice, conduct a rehab, put a new tenant in there and refinance the property.

That's what you'd end up paying in points to get the vanilla owner occ 20% down SFR high FICO, etc, rate out of that particular bank (the "Jesus walking on water" type scenario everyone advertises their rate for), in spite of these specific loan characteristics ("NOO" stands for non owner occupied, ie a rental).

I have tenants which I need to have evicted from a single family home.Things were going well almost two years but they stopped responding the past two months in spite of several notices.Should have had them evicted by attorney long ago but I’m about to start that process now.Anywho, I’m beyond annoyed that these jerks don’t have the decency to respond to me especially after I’ve given them a good place to live that is clean, safe and I’ve promptly addressed any issues they ever had (very few).I know they are still there and that I cannot cut the water or electricity.I don’t care if it costs me money I don’t want these low lives enjoying my property any longer.
