I am having a bit of trouble finding much relevance for applying the 50% Rule to SFH...especially if the property is rehabbed with very little chance there will be maintenance costs...and if the tenant pays utilities....

Who you select is important and that ruler used to measure that mentor's ability should not be based so much on how many times they perform some task but more to their knowledge, communicating knowledge allowing the student to apply that knowledge for themselves.

To the left of the current scenario you should expect a probable cash flow that will be at or less than what you are currently seeing.It also calculates the 2% rule, rent required to meet the 2% rule, effective debt rate, purchased equity, WACC, cash on cash return, and market valuation based on CAP rate compared to market CAP rate, and equity gained for each scenario.

I'm generally seeing that condos in the greater Phoenix market are generally that asset class that gets you closest to the 1% rule (rents/purchase price).
