Rental investment property in Huntsville, AL - your opinions

Hi everyone! This is my first post here, and I wanted to share my very first rental investment purchase with you, and get some more astute investors opinions on what I purchased  

I just closed on a two bedroom, 2.5 bathroom townhome in Huntsville Alabama. I closed for $65,300, and I’m now renting it out for $795 a month. I put 25% down, and after our monthly fees, taxes, etc., my cash on cash annual returns are 20%.

Any thoughts from more seasoned investors as to whether or not I made a good investment? Any comments on how I could do better? Thank you so much!
