Long story short, have roughly $80k in bad debt, make nearly $110k household income, and am a military member serving overseas in Germany trying to get back into the Real Estate investment world.Now for the question: Do we continue to focus on debt(on track to be debt free next summer) and then save up for a down payment/100% down when we go back to the states at the end of 2021, OR do we put our Dave Ramsey inspired debt snowball on hold and start investing from overseas? 

I recently received my RE license, but I had to place my license as inactive status for the next 12 months due to being stationed in Germany.

We do self manage but two years ago moved to Germany for W-2 job.

I could get a VA loan as I had been in the Army serving honorably in Germany.

Is there anyone on this thread currently in the military and have purchased a home in Germany utilizing OHA for the mortgage?

Whatever we achieved, the goal was always higher and I got roasted quarterly by the board in Germany.

I just recently got back from a three year tour in Germany and the main thing you need from a property manager is someone with a solid automated system and  they need to be completely ok with email being the primary and possibly only form of communication. 

I did one way back in the middle 80s in palo alto unbelievable concept but company went broke 3/4 through and I had to finish it.. the componants  windows doors appliances were all imported from Germany the guy who owned the factory Hans  cant remember his last name was from there.  

I was in Germany my first three years and now I’m in Hawaii to 2021.
