Long story short, have roughly $80k in bad debt, make nearly $110k household income, and am a military member serving overseas in Germany trying to get back into the Real Estate investment world.Now for the question: Do we continue to focus on debt(on track to be debt free next summer) and then save up for a down payment/100% down when we go back to the states at the end of 2021, OR do we put our Dave Ramsey inspired debt snowball on hold and start investing from overseas?

I just recently got back from a three year tour in Germany and the main thing you need from a property manager is someone with a solid automated system and  they need to be completely ok with email being the primary and possibly only form of communication.

I did one way back in the middle 80s in palo alto unbelievable concept but company went broke 3/4 through and I had to finish it.. the componants  windows doors appliances were all imported from Germany the guy who owned the factory Hans  cant remember his last name was from there.
