I was also very interested in the BP thread on cash flow/appreciation were the only place other than the heartland of America was San Tan valley.

You may also want to keep an eye on properties on the fringes of the city/county in areas like San Tan Valley, Coolidge, Apache Junction, and Casa Grande to name a few.As prices rise, cash flow has become a bit more challenging, but appreciation has been great as Maricopa county is the fastest growing county in the country and Phoenix has seen some of the greatest rent appreciations in the US as well.
