They are all occupied so I think selling them myself on zillow, etc, may not be great because I can't be there to show them and I don't want to disturb the tenants.

Windows--repair, replacement, etc--are on me. lol.I'm going to nag about replacing those dead trees in fall and I'm also going to see when we have it in the budget to refurbish the basketball court a little bit, and talk to the investors and see if they want to light it since right now, tenants have commandeered a light meant for illuminating the entry sign to shine onto the basketball court, and it's well located such that people playing after dark won't disturb people in the units.....

Make sure you add to the listing that potential buyers should not disturb tenants or walk on the grounds etc.

I had a previous tenant "record the loud clanking that was waking her up" it was completely disturbing her sleep and she needed me to stop it.

They are causing huge disturbance by doing drub and trashing the place to the worst condition you can imagine.
