I'm not disregarding this idea though, just putting that out there.I was thinking perhaps trying to take this sub-2, inform tenant we won't be renewing lease in March, do the work at that point and list late spring.

Be careful though because some cities and/or counties don't allow short term rentals or they might but you have to obtain a permit or business license (can be expensive) and people that are doing airbnb in those places and disregard the law or ordinances can be fined.

It appears they have a disregard for your policies. 

As a single member LLC, it would be a tax disregarded entity, creating no more tax burden that you already have.Regarding umbrella policy, I hope that you already have one in place as it is a must, LLC or not.

Now, the good tenants usually follow up and explain the situation and once they pay, tell them to just disregard the notice, and that it’s just part of the process, nothing personal. 

If the LLC is disregarded and the activity of the property is reported on your tax return then the LLC is not the tax payer for the property - you are. 

SE tax has been a given for self employed business owners such with sch c, S Corp, and partnership (including Llc's-disregarded to sch CS or otherwise) for God knows how long and is a fact of life.
