One of them is rented on a 2-year lease (government employee, the Crown pays), the others are all good potential long term tenants ... with the exception of the Student house which is a annual lease with the potential to renew (which happens 50% of the time).

I have heard from some that Crown Heights has seen incredibly increased demand.

Like a section of crown molding getting painted and a floor strip between two rooms being installed.

We bought 10 acres off of Crown Valley north of the freeway and we are developing the property into a 4 bed 2 bath SFR as our primary residence.

Most likely bed stuy, crown heights, bushwick. lots of development of rentals there due to expiration of 421 tax.

Is there crown moulding, stainless appliances, finished basements?

Rents are definitely increasing like they are all around the city, but not as dramatically as Crown Heights.
