Builders simply cannot build an SFR under about 325K, unless you go out to Eagle Mountain (AKA Egypt).I would avoid the higher end (500-600K+ depending on the area) unless the discount is really amazing, like 30% or more off retail. 

It was a legal 3-plex at the time we closed on it & there were 14 ancient permits still outstanding.

Guessing ancient and thus increased maintenance

Unless these are d class apartments or an ancient building the repairs should be almost nothing per year.

This defect could be something as simple as a measurement error in the survey, to a more serious claim (ancient native burial ground). 

When you finally get to the point of the non-renewal, hopefully you will have all your ducks in a row - violations are ancient history, rent is up to date, notifications of non-renewal were appropriately made.As a last point, I think you made a mistake by informing the tenant you were not going to renew after the first month.

Im scared im going to buy a property and ill be stuck with something odd (like the house was built on ancient burial grounds lol) and the town wont let me fix it up or rent it out.

I am in the process of Buying a SFH in the above area and I need to decide between BRRRR or a Flip.
