@Felipe Munoz Over the last couple of weeks since posting my 2nd iteration of questions, I have been given some great advice from industry professionals that could perhaps benefit you and your business. #1 - I have to simply put up or shut up when it comes to supplying the earnest money and cannot rely on lending institutions to front the cash.

Essentially it takes a distribution of a bunch of variables, randomly selects a value from each distribution, runs some sort of equation or algorithm using these random values, captures the result of the iteration, and then repeats this process many thousand times (5-10k times is typical).

It forced us to learn to be "agile" and think for ourselves of where the next good deal gap in the market will be, then jump.  

I hope all of his products are successful and get better with each iteration.

As far as how to handle this in the future - I'll simply re-iterate what you've already been told (and what you've probably already learned), that you should get confirmation prior to Lease-signing that all utilities have been transferred into the tenant(s) name. 

My lease includes a copy of the rental policy to re-iterate those policies.The occupancy guidelines do allow for up to 8 adults in my 4 bedroom condo.

I'd bet money VRBOHA loses this feature in the next iteration of the platform, although it is nice for now.

You might even go through several iterations of this.You might want to wander away from price and talk about the house or what you do or anything else, then come back to the price and ask them again.

I'm not a seasoned enough investor to know whether this is too aggressive or not... but I think if you're passionate and remain agile, you'll make it work!
