I'd love to utilize their expertise when assessing a property since they are local but I'm not sure what the general expectation is when I don't have a tangible property and I have not entered into contract to work with them yet.Some questions I have are: local regulations/permitting timeline, property's potential from their perspective, landscaping/amenities cost estimate (they also help facilitate this).

My wife and I used to do flips in this area, and I have a couple listings along with long term rentals I manage in the area..For the co-host, they typically do not handle permitting and other items like that (this can be agreed upon between you and the co-host.

Yes, there is a ban on less than 30 day STRs within Ojai city limits, but it is my understanding that outside city limits you just need a permit with Ventura County, the same as Malibu.

I didn't, and the people at Eagle Rock, who approved permits and necessary utility connections, were not very cooperative, which made the process more stressful than it had to be.I've seen lots listed on Zillow and the Aggressive Real Estate web site.
