Thanks for including a picI think it means you need to buy a powerwasher.My guess is there were bushes tucked up against the brickwork.

@Sarah Becker look out, that is @Brandon Turner neck of the woods....he may chase you away from his tucked away gem ; )I did a preliminary analysis of the Aberdeen / Hoquim area about a year or two ago and decided I did not want to invest there mainly due to the fact that the economy is/was shrinking and it is too far off the I-5 corridor to attract any new substantial businesses.

I would tuck your vent pipes and see if any are in the general area of the water.

Firstly the type of investment I am talking about is a 4 family unit with recent updates including: flooring, fresh pain, updated electric panels, tuck-pointing, insulated windows, and general maintance items.

I also don't expect to have everything done for me and to be tucked into bed at night.
