If it is a higher price point house, I would go towards the big primary bathroom and make it nice. 48-60 inch double vanity, large walk in tile shower and a soaking tub if you have space.

Most houses that are 30 years or newer are on slabs and the ground soaks up anything that falls on it instantly so they're not really necessary.
