For starters I can be my own contractor (can do everything minus structural modifications) and my own landlord until income allows for it to be outsourced.  

Now you have the same need, but without the knowledge needed  or the personnel to achieve the in-house goals.Because it is not one of your strengths, I would go back to out sourcing and hire your in in-house Data Manager to refine  the outsourced data.

You didn't discuss (for SFR properties only):1) Most PMCs outsource lawns & snow, which is difficult to do since the list of properties is always changing with vacancies.

The hospital will have someone responsible for filling vacant travel positions but they almost always outsource the actual contracting to a 3rd party company like Aya Healthcare.

And to outsource vendors for every single maintenance anything, again, get's crazy expensive. 

The house was an immediate success, renting at ~$1300-$1500/week for 30+ weeks each year, returning double-digit COC even with outsourced property management.

As mentioned before, residential assets have the water and scavenger provided by the city, but commercial has to outsource their scavenger and recycling. 

The vetting process is taking me longer than I would like but I also want the right solution from the start (which includes bookkeeping, whether I keep it or outsource).  

All Inspections are now outsourced to a third-party company. 

Outsourcing the PM will take a big chunk out of your bottom line.
