If an investor finds a short sale candidate and can convince the homeowner to attempt a short sale, there is nothing unethical about the homeowner contracting with the investor instead of some other buyer.The unethical part comes in when it's not an arms length transaction or when the buyer rents the house back to the seller -- these things are prohibited by the short sale agreement with the lender, so doing these things constitutes fraud.Also, in a situation where the seller would otherwise be in a better position by going with a different buyer (for example, if there is going to be a deficiency against the seller), then it's the agent's responsibility to protect their client and look for a better/higher offer.

I sent him a form from the bigger pockets landlording book"Notice to vacate" I want him to sign the form stating when he leaving and a forwarding address.He is not responding, so my question is does an email constitute a notice to leave?

That constitutes brokering without a license in most states so you must be sure to do it the right and legal way if you choose this path.Quite frankly, most people think wholesaling is the easiest way to get into real estate and the gurus prey on this.

I'm hoping that the legislature here (with plenty of representatives that are NOT from super-lefty urban areas) will be willing to consider that the downsides of allowing rent control would outweigh any benefits long term, and there are other approaches to ease homelessness and housing availability crunch that should be considered instead (encouraging more housing construction, incentivising and underwriting riskier tenant pools instead of forcing landlords to take them; reinvestment in mental health and drug treatment programs and transitional housing, working with employers to site new job centers in underdeveloped/struggling areas, etc.)I'm certain that if the state constitution is amended Seattle will implement some kind of rent control.
