One silver lining is that the capital moving away from these products creates more opportunity for those still active in the space.

I hope to offset the purchase cost and (perhaps) make a profit.I currently have one long term rental in Silver Spring, Maryland.  

I was really looking for a house in Silver Lake or Echo Park, as we work in the Fashion District, so that will minimize drive time.I was really trying to buy our first house and look at it as an investment.

I've done two high quality whole house renovations in Silver Spring in the past two years.

There is no silver bullet, never has been and never will be when it comes to knowledge, it takes time and effort, neither can be paid for or purchased. :)

Even though I don't want to manage the properties myself, I still want them close enough that I can keep an eagle eye on them.

More specifically Pocatello, Idaho Falls, Caldwell, Nampa, Meridian, Boise, Mountain Home and Eagle. 

I grew up in Claremont and own 3 units in the Silver Lake area.
