Most of us are willing to be helpful....as long as you don't abuse it.  

I would have liked to be even 25% partners on the buy and holds I helped acquire and rehabbed to rent status .. but that realtor got into his head .. when I confronted her on it , she accused me of sexually harassing her .. ( she’s a piece of work .. and she’s doesn’t like men ..as in , she’s in a relationship with a woman .. even if she didn’t look like a man ) I would never sexually harass anyone  ! 

I am not a big fan of using letter grades for properties because I think it can be very misleading and easily abused by sellers. 

I know it's not fun and sexy to bring that up but around columbus there's tons of airbnb abuse and I'd just make sure from an asset protection, liability, and worst case scenario situation you are covered because the last thing you want to do is get stopped dead in your tracks after one deal. 

Unless there was visible abuse/damage or the repair person told me there was clear signs of abuse, appliance repair it landlord responsibility.

People tend to neglect/abuse things that don't belong to them. 

Selling a home a week before sale could create the presumption of abuse in a bankruptcy court.

From my experience trying to make something old and abused look pretty again just takes as much time & money to just hang new.
