I am going to bring my books up to date and get a referral from my accountant for a bookkeeper locally to set my Quickbooks up more Real Estate/Accountant friendly as far as categories go and have this bookkeeper prepare the year end reports for my accountant or teach me better how to use the program so I can do it.

We agreed up front to a buy and hold strategy with no profits drawn until we decide to either sell or buy a 2nd property.We self-manage and I have handled all the bookkeeping and day-to-day operations (of which there are few).We have been fortunate to do very well with this property in terms of cash flow ($550/month), appreciation (63k to about 110k), and tenant turnover (none!)

There are dozens of receipts throughout the day and not enough time to itemize them/ book keep.I guess creating SYSTEMS is the way to go, but you really have to dedicate time for this.I manage multiple units/ properties and do several flips and value ad multi-families in a year.As @Bryan L. said, often book keeping tends to happen at the end of the year.
