On the other hand, the tenant probably would not want the repair person there without you.I don't think it's unreasonable to ask the tenant to find a time to be home for the repair person, although in your case, if the tenant balks, then you have to worry about pipes freezing and not just the tenant's convenience.

@Jason Johnson I have a 5 unit and I've had a poor year of $10k in repairs before, so I don't think it's unreasonable for a 20 unit to hit $20k.
